Typically, data center REITs rent space in their facilities to other businesses, which use it to host servers.<\/span><\/p>\n<p class=\"ContentParagraph ContentParagraph_align_left\" data-testid=\"content-paragraph\"><span class=\"ContentText ContentText_variant_bodyNormal\" data-testid=\"content-text\">REITs usually don\u2019t operate servers and other IT infrastructure themselves. However, there are exceptions, such as Equinix, an REIT whose main business is renting <\/span><span class=\"ContentText ContentText_variant_bodyNormal\" data-testid=\"content-text\"><a class=\"ContentText-BodyTextChunk ContentText-BodyTextChunk_link\" target=\"_self\" href=\"https:\/\/www.datacenterknowledge.com\/colocation\/colocation-data-center-vs-private-data-center-which-is-right-for-you-\">colocation space<\/a><\/span><span class=\"ContentText ContentText_variant_bodyNormal\" data-testid=\"content-text\"> but which also sells some <\/span><span class=\"ContentText ContentText_variant_bodyNormal\" data-testid=\"content-text\"><a class=\"ContentText-BodyTextChunk ContentText-BodyTextChunk_link\" target=\"_self\" href=\"https:\/\/www.datacenterknowledge.com\/servers\/guide-to-bare-metal-as-a-service-providers\">bare-metal-as-a-service<\/a><\/span><span class=\"ContentText ContentText_variant_bodyNormal\" data-testid=\"content-text\"> products.<\/span><\/p>\n<p class=\"ContentParagraph ContentParagraph_align_left\" data-testid=\"content-paragraph\"><span class=\"ContentText ContentText_variant_bodyNormal\" data-testid=\"content-text\">REITs are a type of investment vehicle <\/span><span class=\"ContentText ContentText_variant_bodyNormal\" data-testid=\"content-text\"><a class=\"ContentText-BodyTextChunk ContentText-BodyTextChunk_link\" target=\"_blank\" href=\"https:\/\/www.reit.com\/investing\/reit-basics\/reit-industry-timeline\">created in 1960<\/a><\/span><span class=\"ContentText ContentText_variant_bodyNormal\" data-testid=\"content-text\">. Both operate large, global portfolios of data center facilities.<\/span><\/p>\n<p class=\"ContentParagraph ContentParagraph_align_left\" data-testid=\"content-paragraph\"><span class=\"ContentText ContentText_variant_bodyNormal\" data-testid=\"content-text\">There are also a handful of REITs that focus mainly, but not exclusively, on data centers. The primary example is Iron Mountain, which operates about 25 data centers globally and offers data management solutions. Instead of having to choose specific facilities and place their bets on one or a handful of data centers, investors can purchase shares in an REIT to acquire partial ownership in a large number of data centers. Image: Equinix.<\/p>\n<\/div>\n<h2 class=\"ContentText ContentText_variant_h2 ContentText_align_left\" data-testid=\"content-text\" id=\"Data Center REITs vs. Data Center ETFs\" style=\"scroll-margin-top:10rem;scroll-snap-margin-top:10rem\">Data Center REITs vs. Data Center ETFs<\/h2>\n<p class=\"ContentParagraph ContentParagraph_align_left\" data-testid=\"content-paragraph\"><span class=\"ContentText ContentText_variant_bodyNormal\" data-testid=\"content-text\">Since ETFs are the main alternative investment vehicle for the data center industry, let\u2019s compare REITs to ETFs in more detail.<\/span><\/p>\n<p class=\"ContentParagraph ContentParagraph_align_left\" data-testid=\"content-paragraph\"><span class=\"ContentText ContentText_variant_bodyNormal\" data-testid=\"content-text\">The first thing to note about data center ETFs in comparison to REITs is that they typically overlap because data center REITs are often among the central holdings of data center ETFs. For example, the Digital Realty and Equinix ETFs are at the top of the <\/span><span class=\"ContentText ContentText_variant_bodyNormal\" data-testid=\"content-text\"><a class=\"ContentText-BodyTextChunk ContentText-BodyTextChunk_link\" target=\"_blank\" href=\"https:\/\/www.ishares.com\/us\/products\/239770\/ishares-north-american-techmultimedia-networking-etf\">iShares U.S. Digital Infrastructure and Real Estate ETF<\/a><\/span><span class=\"ContentText ContentText_variant_bodyNormal\" data-testid=\"content-text\"> (IDGT) holdings, accounting for nearly 20% of the ETF\u2019s total investment. This means that if you buy that ETF, you are effectively buying REITs, too.<\/span><\/p>\n<p class=\"ContentParagraph ContentParagraph_align_left\" data-testid=\"content-paragraph\"><span class=\"ContentText ContentText_variant_bodyNormal\" data-testid=\"content-text\">That said, data center ETFs typically have more diversified holdings. In this sense, they are diversified because their performance is not beholden to the operations of just one business.<\/span><\/p>\n<p class=\"ContentParagraph ContentParagraph_align_left\" data-testid=\"content-paragraph\"><span class=\"ContentText ContentText_variant_bodyNormal\" data-testid=\"content-text\">So, choose a data center REIT if you want to invest solely in one data center company.
